A late 1940s apartment building near Echo Park could be redeveloped with a larger multifamily housing project, according to architectural plans posted by the Echo Park Neighborhood Council.

The project, slated for a single parcel at 1932 W. Park Avenue, calls for replacing four existing apartments with a new five-story edifice consisting of 14 apartments and parking for 11 vehicles.

Requested entitlements for the project include Transit Oriented Communities housing incentives permitting increased height and density, as well as decreased setback requirements.  In exchange, a total of three apartments would be reserved as deed-restricted affordable housing.

Ashai Design is the architect of the proposed development, which is called the Lotus Lofts.  Renderings depict a contemporary low-rise building clad with cement and smooth-finish stucco.  An amenity deck would cap the building's roof.

City records list the project applicant as real estate agent Shawn Kormondy representing Millennium Trust Company, LLC of Oak Brook, Illinois.

A similar four-story, 14-unit apartment building is slated for a vacant lot located one block south along Glendale Boulevard.
