Five-story, 33-unit apartment building in the works at 616 N. Serrano Ave. in East Hollywood

A short walk south of Melrose Avenue in East Hollywood, a trio of single-family homes are slated to make way for apartments, per an application submitted this month to the Los Angeles Department of City Planning.

The proposed project from Michael Marylander of DAMH Serrano, LLC, slated for a roughly 47,000-square-foot site located at 608-616 N. Serrano Avenue, calls for the construction of a new five-story building which would feature 33 two-, three-, and four-bedroom apartments above parking for 33 vehicles.

Requested entitlements include Transit Oriented Communities incentives, which would permit the construction of a larger building than normally allowed by zoning rules. In exchange, three of the new apartments would be set aside for rent as deed-restricted affordable housing at the extremely low-income level.

Architect Brian Noteware is designing 616 Serrano, which is depicted in renderings as a contemporary low-rise structure clad in stucco and composite siding. The apartment complex would include a courtyard and a rooftop amenity deck.

The site sits near a busy stretch of Melrose which has recently seen the construction of nearly a half-dozen similar multifamily residential buildings.

The development site was previously slated for a smaller 22-unit apartment complex which was approved in 2021, but never built.
