New renderings have emerged for the Sunset Time, a proposed hotel and residential complex which would replace the former House of Blues on West Hollywood's famed Sunset Strip.

Combined Properties, a Washington, D.C.-based real estate firm, intends to raze the vacant nightclub at Sunset Boulevard and Olive Drive to replace it with a pair of mid-rise buildings featuring 149 hotel rooms, 40 condominiums and 25,000 square feet of ground-floor retail and restaurant space.  All of these uses would be served by a seven-level subterranean parking garage for up to 400 vehicles.

The mixed-use complex, designed by EYRC Architects, would front Sunset Boulevard with a rectangular nine-story building.  The EYRC website describes the project as featuring 6,000 square feet of digital signage interwoven into a dynamic facade.

Moving down Olive Drive, the development site sees a 40-foot change in elevation.  The design adapts to the challenging terrain through stepped building heights down the hill, creating a series of pool decks and private rooftop gardens above the residences.

AECOM Capital, the investment and development arm of Los Angeles-based engineering giant AECOM, is partnering on the Sunset Time.

A timeline for the project has not been released.

The Sunset Strip has recently seen a boom in large hotel developments, with work already underway for a James Hotel at La Cienega Boulevard and a flaship Marriott Edition at Doheny Drive.
