A presentation posted by the Woodland Hills Warner Center Neighborhood Council offers a closer look at The Alcove, a large affordable housing complex slated to begin work soon in Warner Center.

The project from Meta Housing Corp., which is being entitled through the Mayor's Executive Directive 1, is slated for a property at 21300 W. Oxnard Street, where it would replace a low-rise office complex and parking. Plans call for a two-building development which would create 301 studio, one-, two-, and three-bedroom apartments, as well as parking for 229 vehicles.

According to the presentation, The Alcove is to be priced for households earning between 30 and 80 percent of the area median income level, which would correspond to renters making between $26,490 and $125,120 per year. That affordability covenant would be in effect for 55 years after completion of the building.

AC Martin is designing the project, which would include seven- and eight-story podium structures, which would include resident amenity decks, as well as new publicly-accessible open space flanking the western property line.

The presentation also sheds light on the expected timeline for The Alcove, which would be delivered in two phases. The initial component, planned for the rear of the site, is slated to begin work in November and finish construction by December 2025. That schedule would overlap with the second phase of the project, which is expected to break ground in November 2024 and wrap up construction in November 2026.

The project, which follows large market-rate developments in Warner Center such as the neighboring Vela on Ox apartments, follows Meta's completion of a smaller 80-unit affordable complex in the nearby Canoga Park neighborhood. Meta has also developed a larger 356-unit development in the North Hills neighborhood.
