North Hollywood-based R3 Real Estate Developers is moving forward with a proposal to bring a Hotel Indigo to Downtown Glendale, according to filings earlier this month with the City of Glendale's Planning and Neighborhood Services Division.

The proposed development, which would replace an L-shaped parking lot at 241 N. Maryland Avenue featuring 140 guest rooms, ground-floor restaurant space and two levels of basement parking.  R3 Real Estate has requested a variance from the City of Glendale to construct a slightly larger building than the site is zoned for.  Another filing with the City requests permission to build 58 fewer parking spaces than the 140 required by code.  As of last year, R3 had been considering several alternate schemes for the project's parking garage, including an additional subterranean level and leasing spaces in an off-site lot.

Alajajian Marcoosi Architects is designing the mid-rise structure, one of several of the firm's projects in Downtown Glendale, highlighted by the proposed Armenian American Museum.

The Glendale City Council approved an exclusive negotiating agreement with R3 Real Estate for the City-owned parking lot last year.  It joins a handful of other hotels now planned or underway in the Downtown area, including an 11-story Hyatt Place that is now wrapping up construction two blocks east on Central Avenue.  One block south at the corner of Wilson and Louise Avenues, a similar 147-room hotel is also in the planning stages.

The proposed Glendale Hotel Indigo would be the brand's second establishment in Los Angeles County, following the 350-room tower that opened last year at the Metropolis complex in Downtown Los Angeles.  Hotel Indigo is a subsidiary of the InterContinental Hotels Group.
