A couple blocks east of Metro's La Cienega/Jefferson Station in West Adams, a small apartment building is on the rise from a long-vacant site.

The project, located at 5551 W. Jefferson Boulevard, as originally approved in 2016 for the construction of a four-story, nine-unit apartment building. Work on that project commenced shortly afterward, only to grind to a halt after the completion of excavation. Property owner West Coast 2014-2, LLC, linked to Huntington Beach-based West Coast Servicing, Inc., subsequently sought new entitlements for the site using the Transit Oriented Communities incentives.

The now under-construction project will retain the same four-story profile of the earlier plan, but with greater density. In lieu of nine units in the original proposal, the updated plan calls for 17 residential units above a 10-car garage. Two of the apartments will be set aside for rent by extremely low-income households.

While taller than single-family home that it replaced, the project is relatively modest compared to what has risen near La Cienega/Jefferson Station in recent years. The towering Cumulus and Wrapper developments have brought high-rise buildings to formerly industrial sites to the west, and a large mixed-use complex with offices and retail is now taking shape next door to the station.
