A vacant lot in Palms could be developed with a mixed-use housing development, according to plans now being considered by the City of Los Angeles.

The property, located at 3451 S. Motor Avenue, is a parcel which was previously developed with a single family home.  According to a permit application submitted earlier this year to the Department of Building and Safety, the approximately 7,500-square-foot property is slated for the construction of a six-story edifice featuring 30 apartments and ground-floor retail space above a semi-subterranean parking garage.

City records list the project applicant as Shahram Mousavi via the entity 3451 Motor Avenue, LLC.

Similar mixed-use projects are planned or under construction nearby at 36413741, 3764 Motor Avenue.

A larger 115-unit development by Frost/Chaddock was completed on an adjacent property in 2014.
