The Vancouver-based firm filed plans last year to redevelop a small medical office building and a single-family home at Olympic Boulevard and Manhattan Place with a pair of seven-story structures called "The Heights." The combined project would create 209 studio, one-, and two-bedroom apartments - including 16 to be priced for very low-income households - and 317 parking spaces on two basement levels. Plans also call for 3,260 square feet in the building fronting Olympic Boulevard.
Both buildings are being designed by PK Architecture, and are depicted as contemporary low-rise structures lined with balconies. Architectural plans show amenities including amenity decks at the roof and podium levels, and other common spaces such as a gym and a swimming pool.
The Planning Commission's vote affirmed a staff recommendation to approve density bonus incentives and exempt both projects from the need for a full environmental impact report.
A timeline for The Heights have not been announced. Both development sites are currently listed for sale, with a combined asking price of approximately $29 million.
Bastion is also seeking approvals for a similar mixed-use development at the intersection of Washington Boulevard and Motor Avenue in Palms, and previously entitled a 97-unit project in Culver City before selling it to CityView.
