The Los Angeles County Board of Supervisors has approved more than $63 million in loans for 10 affordable housing projects located in the cities of Inglewood, Los Angeles, Pomona, and West Hollywood, as well as in the unincorporated communities of Florence-Firestone and West Carson.
The first five projects, all of which have been previously funded, are:
Slated for a vacant lot at 4220 Montclair Street in the West Adams community, the PATH Villas Montclair would consist of a five-story building featuring 45 studio apartments with ground-floor retail space.
The approximately $30-million development from PATH Ventures is poised to receive nearly $3.5 million in funding through the vote by the Board of Supervisors today. The Board of Supervisors has previously awarded $1.5 million in funding for the Montclair project.
Meta Housing Corp. is pursuing the redevelopment of Downtown's LAMP Lodge single-room occupancy apartment building with a seven-story, 82-unit permanent supportive housing development.
The $37.4-million project will receive an additional $3.47 million in funding from Los Angeles County following the vote today. The County had already approved slightly over $1.5 million in funding for the LAMP Lodge development at a prior date.
Non-profit developer Abode Communities is pursuing the development of 86 affordable housing units in two new buildings at opposite corners of West Adams Boulevard and Bronson Avenue.
The total project, budgeted at $52.5 million, will receive an additional $3.5 million from Los Angeles County after the vote today. $1.5 million had already been allocated toward the project.
Hollywood Community Housing Corporation's proposal to build new affordable housing on a city-owned property in Mid-City Los Angeles was also a beneficiary of the vote today.
The Gramercy Place Apartments, which would rise at 2375 W. Washington Boulevard, calls for the construction of 64 senior affordable housing units with ground-floor retail space and parking.
The Supervisors awarded $2 million in Affordable Housing Trust Fund money to the project, which has previously received $3 million in County funds. Total project costs are estimated at $37.6 million.
The Summit View Apartments, a joint venture between L.A. Family Housing and Many Mansions, would consist of four buildings on a hillside property at 11681 Foothill Boulevard. The project would create 49 residential units reserved for homeless veterans at the low- and very-low income affordability levels.
The Board of Supervisors previously awarded $1.5 million in funding for the project, and voted to provide an additional $3.5 million today. Total project costs are estimated at $27.4 million.
Projects that will receive their first round of County funds following the vote today include:
A Community of Friends is planning to redevelop a surface parking lot in the unincorporated Florence-Firestone area with a three-story development serving the low- and very low-income affordability levels.
The Miramonte Apartments, planned at 7321 Miramonte Avenue, would feature 44 studio, one-, two-, and three-bedroom dwellings, as well as on-site supportive services and amenities.
The Board of Supervisors voted to approve $8.8 million in funding, out of a total development cost of $20.9 million.
Palm View Apartments
The Palm View Apartments, located at 980 N. Palm Avenue in West Hollywood, offers 40 residential units reserved for low-income individuals living with disabilities or HIV/AIDs.
The property is set to undergo a $16.1-million rehabilitation, for which the Board of Supervisors voted to provide $1 million.
Veterans Park Apartments
AMCAL Multi-Housing is in the process of developing an affordable housing development near the Pomona Metrolink Station.
The Veterans Park Apartments, which would rise from a vacant lot at 442-446 W. Commercial Street, calls for the construction of a four-story edifice featuring 61 residential units. The Board of Supervisors voted to award $5.2 million in funding to the project, which is budgeted at $32.6 million in total.
The Fairview Heights project, slated for a 1.44-acre property at 923 East Redondo Boulevard, would replace a County office building with a five-story building featuring 101 apartments above 5,000 square feet of ground-floor retail space.
The vote by the Board of Supervisors provides $9.46 million in funding for the proposed development, which carries an estimated total budget of $84.2 million.
West Carson Villas
In unincorporated West Carson, PATH Ventures is planning 111 affordable housing units on a property at 22801 S. Vermont Avenue.
The vote by the Board of Supervisors provides $14 million in funding for the West Carson Villas, which are estimated to cost $74.5 million in total.
