After sitting empty for a decade following the construction of the Gold Line's Eastside extension, a corner lot in Boyle Heights is finally slated for redevelopment.

Located across from Mariachi Plaza, the 14,000-square-foot property at 110 S. Boyle Avenue was once home to a small commercial building with an adjoining parking lot.  The property, formerly under the stewardship of the now-defunct Community Redevelopment Agency, is currently controlled by the City of Los Angeles.

Since mid-2017, the City of Los Angeles has entered into an exclusive negotiating agreement with Azure Development, a local firm which specializes in small and mid-sized projects.  The Commerce-based company proposes to construct a mixed-use building at 1st and Boyle that would feature 43 units of very low and extremely low-income housing, in addition to 8,00 square feet of ground-floor retail space and parking for 37 vehicles.

A rendering from the developer's website portrays a contemporary mid-rise building and suggests commercial tenants such as a full-service laundromat to replace the one which previously occupied the project site.

The City of Los Angeles is currently scheduled to carry out soil remediation work through mid-2018 and could take control of the property by the end of the year.  Afterwards, it would prepare to sell the land to Azure, which would then pursue the proposed development utilizing Measure HHH funding.

CRA/LA staff have recommended a deadline of January 10, 2019 for completion of the proposed scope of work.
