Slow-moving plans for a medical office building near Expo/Crenshaw Station have taken a step forward, with the publication of an initial study for the project by CRA/LA.

The project, slated for three parcels at 3900-3926 W. Jefferson Boulevard, calls for the construction of a three-story building featuring approximately 18,000 square feet of medical office space above a combined 5,700 square feet of ground-floor retail and restaurant space.  Plans also call for 4,600 square feet of exterior terrace gardens and 93 parking spaces in a partially-underground garage.

West Hollywood-based developer Charles Company is behind the project, which would require the demolition of an existing one-story building and an adjoining parking lot.  Construction is expected to occur over approximately 12 months, with occupancy expected sometime in 2020.

Charles Company, which has a handful of large mixed-use projects proposed throughout the Los Angeles area, is also behind plans for the District Square development on Crenshaw Boulevard.  Located just south of the Expo Line, plans call for a six-story building featuring 200 residential units, an open-air shopping center and parking for up to 1,300 vehicles.

Independent entertainment company A24 will relocate its offices to the Pacific Design Center's RedBuilding in West Hollywood.  The company, which is relocating from an existing facility on Beverly Boulevard, has leased the entire 12th floor of the RedBuilding, amounting to a 25,000-square-foot office.
