Another surface parking lot in Koreatown has given way for a mixed-use complex.

Santa Monica-based real estate firm 611 Catalina Building, LLC is in the midst of construction on a residential-retail development at 616 S. Kenmore Avenue.  The seven-story building, located midway between Wilshire Boulevard and 6th Street, will consist of 57 residential units, an underground parking garage, and approximately 900 square feet of street-fronting retail space.  A posting from the website LoopNet indicates that the ground-floor space is being marketed as a potential dentist's office.

Cambridge Homes is serving as the general contractor for the development.

Renderings of the podium-type building, which is being designed by DE Architects, portray a contemporary structure wrapped with glass balconies and capped with a rooftop amenity deck.

Completion is expected sometime in 2017.

A number of similary scaled developments are also in the works for nearby properties, including a proposed hotel on an adjacent site and an apartment complex planned above an existing parking garage.  At the corner of 6th and Kenmore, another property owner intends to convert a small office building into hotel rooms.
