A mixed-use apartment building may rise from a vacant lot near the intersection of Washington Boulevard and Western Avenue, according to plans filed yesterday with the City of Los Angeles.

The property, located at 1917-1919 S. Western Avenue, is slated for the construction of a six-story, 44,000-square-foot structure that would feature 30 apartments - including three extremely-low-income units - above ground-floor commercial uses.  Plans also call for parking at-grade and on a basement level.

The development is being filed through the Transit Oriented Communities guidelines, with requested incentives including an increase in height and a decrease in the amount of required open space.

Property records link the development site to an entity called Temple, LLC.

Additional details regarding the project are currently unclear.

Just south across the 10 freeway, a hotel and new apartments are planned for two properties near Western and 24th Street.
