A single-story commercial building in Palms has made way for a mixed-use apartment complex.

The development site, a single lot at 3741 Motor Avenue, is approved for the construction of a six-story building featuring 30 apartments with ground-floor commercial space and a single-level of subterranean parking.

The project makes use of Transit Oriented Communities affordable housing incentives, which allows for additional height and density if a residential development sites aside a certain percentage of its units for low-income households.  At 3741 Motor, plans call for three units to be priced for extremely low-income households.

Permit records indicate that Burbank-based architect Edward Carlson is designing the project.

The new development at 3741 Motor is one of a handful of similar six-story apartment buildings with retail planned along the surrounding stretch of Motor Avenue.
