At its meeting later this week, the Long Beach Planning Commission will consider a proposal to construct a mixed-use development near the Blue Line's Anaheim Station.

The LB and 14th development, named for its location at the intersection of Long Beach Boulevard and 14th Street, would replace a series of automobile repair shops with a four-story building featuring 65 residential units above 2,100 square feet of street-fronting commercial uses.  Plans call for a mix of one-, two-, and three-bedroom floor plans - ranging between 720 and 1,705 square feet - as well as amenities such as a roof deck, a gym, and a media room.

Summa Architecture is designing the low-rise development, which would feature a mostly stucco exterior.  The building's W-shaped footprint would also allow for additional open space at the back of the property, as well as an entrance to a 90-car parking structure to be located at ground level.

A staff report by the Long Beach Department of Development Services recommends the approval of the project's site plan and tentative tract map.

The development entity, identified as Long Beach Square Partners, LLC, is an affiliate of the Orange County-based development firm Corman Leigh.

Across the street, construction is currently underway for a mixed-use affordable housing complex known as the Beacon.
