A mixed-use development will replace a stretch of small commercial buildings across the street from the eyecatching Emerson College building in Hollywood, according to permit filings with the Department of Building and Saftey.

The proposed seven-story, 45,000-square-foot building would rise at the northwest corner of Sunset Boulevard and Gordon Street, consisting of 63 residential units above retail space and a parking garage.  City records also show that the proposed development also calls for a swimming pool.

Architecture firm Shubin + Donaldson is designing the project, which is atypical for most seven-story developments in that it proposes to use Type-1A concrete construction.  Renderings show a contemporary building with a seven-story height profile along Gordon Street that tapers to a four-story profile fronting La Baig Avenue.  Residential units and an amenity deck are situated atop two floors of above-grade parking.

In addition to Emerson College, the project site is located just west of the controversial Sunset Gordon tower, a 23-story building that was completed in 2014 by CIM Group.  All of Sunset Gordon's 300 apartments - as well as an adjacent park that was built through the development - remain closed due to a lawsuit that invalidated the project's entitlements.

A one-story commercial building in Tarzana could make way for a mixed-use development, according to plans filed earlier today with the City of Los Angeles.  The project, slated for two parcels at 5431-5505 N. Reseda Boulevard would consist of a five-story building featuring 40 residential units - including five set aside for very-low-income households - above 2,540 square feet of ground-floor retail space.
