Three months after beginning construction on a new senior housing complex on Crenshaw Boulevard, the Retirement Housing Foundation will break ground on a similar development down the street.

Crenshaw Gardens, slated for a one-acre site at 3411-3429 Crenshaw Boulevard, will consist of a five-story building featuring 49 low income housing units above 5,500 square feet of street-level commercial space.  Plans call for a mixture of one, two- and three-bedroom dwellings, as well as parking for 68 vehicles and 54 bicycles.

Culver City-based Lahmon Architects has designed the podium-type building to LEED Silver specifications, with open common areas, Energy Star appliances nad low-flow plumbing fixtures.

A quarter-mile north near Adams Boulevard, RHF's Crenshaw Villas will offer an additional 50 dwelling units.  Both will cater to households making less than half of the Los Angeles area median income.

Irvine-based developer Calcagnie Group has plans for another small lot subdivision in Northeast Los Angeles, this time on the border between Eagle Rock and Highland Park.

The latest project, located at 6845-6855 N. Figueroa Street, would replace three existing houses with eight new residences.
