This week, the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee is scheduled to take a look at the proposed adaptive reuse of a century-old warehouse in the Industrial District.

The property, located at 785 S. Towne Avenue, is developed with a 76,000-square-foot building that houses numerous textile firms.  The four-story building was completed in 1917 for the Diamond Laundry Company, and designed by architecture firm Train & Williams.

In 2017, property owner Towne Plaza, LLC submitted an application to convert the upper floors of the building into 60 live/work apartments, with an average size of 738 square feet, and some of which would be as small as 410 square feet.

Along the eastern property line, plans call for the seven two-story townhome units which would open onto an alleyway.  Approximately 15,000 square feet of existing retail space would be retained along the building's Towne Avenue and 8th Street frontage.

The remaining apartments would be single-level studio units, with a recreation room to be located on the third floor, and an open-air deck planned for the roof.
