New plans have emerged for a multifamily residential development near the intersection of Olympic Boulevard and Western Avenue in Koreatown.

Last year, the City of Los Angeles approved plans from Bastion Development Corp. for the construction of a seven-story, 95-unit apartment building on the mostly vacant site at 975-987 S. Manhattan Avenue.  The property and a neighboring development site across the street were marketed for sale last year with a combined price of $29 million.

Now, an entity affiliated with prolific developer Jamison Services, Inc. has submitted an entitlement application to the Planning Department for larger development.  The revised project would consist of a seven-story building featuring 120 apartments.

Requested entitlements include Transit Oriented Communities incentives permitting reduced side yard and open space requirements, as well as an increase in allowable floor area.  The developer would provide affordable housing in exchange for the relief from these zoning provisions.

Jamison Services, the largest landowner in Koreatown, has developed numerous multifamily residential buildings in recent years.  Just last week, the company submitted plans for a new apartment complex near the intersection of Olympic and Normandie Avenue.
