The $80-million project, named WE3 for its status as the third building at the Water's Edge campus, would rise just north of the intersection of Lincoln and Jefferson Boulevards. Plans call for a six-story edifice that would feature 160,000 square feet of leasable space, as well as a four-level parking structure - including two basement levels - capable of accommodating up to 610 vehicles.
A design narrative provided by SPF describes a "floating," perforated skin inspired by the play of light on water. The building's glass facade is intended to filter natural light from all directions to spread evenly across its interior surface area.
To comply with zoning restrictions that would not allow more than 20,000 square feet of contiguous space at its uppermost floor, the design splits the space into two separate areas separated by a sky garden.
The development site and its neighboring buildings were purchased by current owner Rockwood Capital from a joint venture between DivcoWest and Maguire Partners. Maguire, named for the once prolific builder of Downtown office towers, also developed the initial Water's Edge buildings.
Current tenants at the approximately 6.5-acre campus include Electronic Arts and L.A. Fitness.
Construction of the property's third building will be overseen by McCarthy Building Companies, with completion expected in April 2020.
