Last October, construction started for a seven-story apartment building abutting Hollywood Boulevard's historic Earl Carroll Theatre.  Now a similar development is headed towards approval next-door.

Hanover Company, a Houston-based developer that has built numerous Downtown apartment buildings, is looking to replace a strip mall at 6200 Sunset Boulevard with a seven-story building featuring 270 residential units, approximately 12,000 square feet of ground-floor commercial uses, and parking for up to 361 vehicles.  The project, originally filed with the City of Los Angeles in October 2015, has just seen the release of its draft environmental impact report.

Steinberg Architects is designing the proposed mid-rise structure, which would have a contemporary look and feel, as well as an exterior of plaster, metal, and stone.  Renderings show an open retail plaza fronting Sunset Boulevard, as well as cantilevered balconies on all sides.  Additional open space would be provided through roof decks, an internal clubhouse and a courtyard-level swimming pool.

Project construction is expected to occur over a period of 26 months, with completion currently anticipated in 2021.

The proposed development at 6200 Sunset - as well as its neighbor on the opposite side of the Earl Carroll Theatre - join a handful of large developments currently remaking Sunset Boulevard.  To the east at Bronson Avenue, Hudson Pacific Properties is building the second phase of its Sunset Bronson Studios expansion - a 13-story office tower - and has plans for a similar investment at nearby Sunset Gower Studios.  On a parking lot wrapping the Hollywood Palladium, Miami-based Crescent Heights is pushing a controversial plan to construct twin 28-story towers.
