Less than two months ago, perimeter landscaping was cleared away for a parking lot at 5901 Sunset Boulevard, the first signs of movement for EPIC, a proposed office tower from Hudson Pacific Properties.  The Los Angeles-based real estate investment trust has now updated its website with new renderings for the project, which will rise across the street from the historic Sunset Bronson Studios campus.

Designed by Gensler, the 15-story tower will soar 230 feet above street level, offering 300,000 square feet of offices and retail space, in addition to parking for over 800 vehicles.  The mid-rise edifice will be highlighted by a series of lush terrace levels along the northern side of the property, gradually stepping down down the building's height as it approaches an adjacent residential neighborhood.

The project is being designed to obtain LEED Gold certification, and will incorporate features such as electric car charging stations, bike storage, showers and lockers.

Hudson Pacific Properties has good reason to be bullish on EPIC's prospects.  The company is now finishing work on a $150-million expansion of Sunset Bronson Studios, which includes the addition of a 14-story office building, a five-story production facility and a new parking garage.  The new additions comprise more than 400,000 square feet of space, and have been entirely leased by Netflix.
