Warmington Residential has completed construction of The E.R.B., a mixed-use development in Eagle Rock.

Located at the intersection of Eagle Rock and York Boulevards, the project features 45 small lot houses - seven of which feature street-fronting commercial space.  The shopkeeper units satisfy a zoning requirement for Eagle Rock Boulevard that mandates ground-floor retail space, according to Alan Scales, a Principal with KTGY Architecture + Planning, which designed the E.R.B.

The mix of two- and three-story townhomes with three- and four-bedroom floor plans between 1,800 and 2,500 square feet.  Each house also features a balcony, a two-car garage, and a rooftop deck.

Warmington is also incorporating "smart technology" into the building, including a system which monitors each home's front door, thermostat, and an entryway security camera.

Sales prices for the E.R.B. start in the $800,000s.

Another small lot development featuring street-fronting commercial space is also planned a short distance west on Eagle Rock Boulevard.

Warmington is also behind plans for a 22-house development in Toluca Lake.
