The Planet Fitness that set up shop near Pershing Square just two years ago may be on track for some upstairs neighbors.

According to a case filing with the Department of City Planning, the owners of the four-story building at 437 S. Broadway intend to convert its upper levels from retail space to commercial offices.  Plans call for interior improvements, as well as exterior alterations along both Broadway and Hill Street.

The building sits directly across the street from the large property where San Francisco-based MacFarlane Partners is now in the midst of construction on the two-building Park Fifth development.

On an adjacent property, local developer Jeff Fish is planning a jenga-like hotel and residential tower that could soar 57 stories.

The project at 437 S. Broadway is the latest in a trend of office buildings along what was once's Downtown's prime retail street, following a similar conversion of the historic Pettebone Building.
