Six months after forking out $120 million to purchase the iconic Times Mirror Square complex in Downtown Los Angeles, Onni Group has officially submitted plans to redevelop the historic property.

According to a case filing with the Department of City Planning, the Vancouver-based developer intends to rehabilitate the 1930s and 1940s components of the longtime Los Angeles Times headquarters as modern office space.

Plans also call for the demolition of the 1970s additions to Times Mirror Square - an office building and parking garage along Broadway - followed by the construction of two high-rise towers featuring 1,127 residential units and over 34,000 square feet of ground-floor commercial space.

The proposed development would require several discretionary approvals by the City of Los Angeles, including a transfer of development rights and a master conditional use permit.

Onni's project joins previously announced plans by the former Times Mirror Square landlord, Tribune Media Company, which has proposed a 30-story office and condominium tower atop a future subway station across the street.

The Times Mirror Square redevelopment would represent the fourth major Downtown project for Onni, following a series of high-rise buildings in South Park.

The company has also set its sights on Hollywood, with ongoing proposals for a podium-type apartment complex and a 30-story mixed-use tower.

Slowly but surely, the concrete frame of 1133 Hope Street rises in South Park. The 28-story tower, located just east of Metro's Pico Station, will feature 200 residential units above 5,000 square feet of ground-floor retail uses and a parking podium upon completion.  Plans for the mixed-use project dated back to 2005, when the Canadian development firm Amacon initially submitted plans for a 35-story building on the site.
