Onni Group is moving forward with plans for a live/work development near the L.A. River in the Arts District, with the release last week of the project's initial study by the Department of City Planning.

The project, slated for an approximately 38,000-square-foot site at 2143 E. Violet Avenue, calls for the construction of a 15-story, 179-foot-tall building that would feature 347 live/work units, 187,000 square feet of offices, 22,000 square feet of street-level retail and restaurant space, 926 square feet of artist production space, and 828 parking spaces on six basement levels. The proposed development would also retain five existing building comprising 57,000 square feet of office, retail and live/work units.

A total number of on-site affordable units is not specified, although the project is stated to be in compliance with the affordability and labor provisions of Measure JJJ.

Arno Matis Architecture is designing the mid-rise structure which would incorporate multiple landscaped outdoor decks.  Other planned amenities include a gym, a swimming pool, a cyber cafe, a theater, and a rock climbing wall.

Onni had originally filed for the project as a smaller 13-story building, which could have been built with a focus on either office space or residential units.

Construction of 2143 Violet Street is anticipated to occur over slightly over two years, beginning in early 2020 and finishing by mid-2022.

Directly across the street, Lowe Enterprises has announced plans to construct a nine-story office building on another former industrial property.
