Architectural plans uploaded by the West L.A. Sawtelle Neighborhood Council offer a first glimpse at a proposed development at the intersection of Santa Monica Boulevard and Federal Avenue.

Earlier this year, Jamison Services, Inc. filed plans with the City of Los Angeles to redevelop a car wash at 11600 W. Santa Monica Boulevard with apartments.  Plans call for a five-story for a five-story, 56-foot-tall building containing 100 one- and two-bedroom dwellings - including nine set aside for very low-income households - atop 144 basement parking spaces.

Designed by Withee Malcolm Architects, the low-rise development would not include ground-floor retail space, but would still front Santa Monica Boulevard with habitable spaces including a gym and a recreation room.  The apartments are arranged in a U-shaped footprint which allows interior-facing units to face swimming pool courtyard.  Additional open space would be provided through a rooftop amenity deck.

According to a project representative, Jamison Services opted against including retail due the property's zoning, which restricts the height of mixed-use buildings, but not that of purely residential developments.

The project is the first foray west of the I-405 Freeway for Jamison Services, which is among the largest residential and commercial property owners in Koreatown.  In addition to its various Koreatown projects, and its proposed Sawtelle development, Jamison is also building a 224-unit apartment complex in Hollywood.

The project at 11600 Santa Monica joins a handful of similar developments planned or under construction along the corridor, including a project that would replace an adjacent strip mall.  Other projects include a Whole Foods-anchored development at the intersection of Santa Monica and Barrington, and a 154-unit apartment complex now being built by CIM Group.
