Architectural plans posted by the P.I.C.O. Neighborhood Council offer a first glimpse of a proposed multifamily residential development in Mid-City.

The project site, located at the southeast corner of Saturn and Hi Point Streets, is currently vacant.  Plans submitted in March 2020 to the City of Los Angeles call for developing the nearly 27,000-square-foot property with a five-story, 58-unit apartment building which would set aside seven dwellings at rents affordable to extremely low-income households.

Architectural plans show a contemporary podium-type building containing one-, two-, and three-bedroom floor plans above semi-subterranean parking for 114 vehicles.  Common amenities would include a central courtyard and three roof decks.

The project is a joint venture between Trion Properties and Ketter Construction, which are now in the midst of construction on a similar development one block south.  The two firms acquired the Saturn and Hi Point property for $7.35 million in 2019.

At the time of the land purchase, it was estimated that the project's entitlement phase would take 16 months, while its construction period would last approximately two years.

The project site was previously improved with three single-family homes that were once painted hot pink in an art project meant as a prelude to a now-canceled multifamily residential development.
