Ten months after we last dropped by at 668 S. Alameda Street, AvalonBay Communities has put the finishing touches on the AVA Arts District apartments in Downtown Los Angeles.

The project, which replaced a cold storage facility at the southeast corner of Alameda and Industrial Streets, features a total of 475 studio, one-, and two-, and three-bedroom apartments above 61,000 square feet of ground-floor commercial uses. Parking for 842 vehicles is located at-grade and in subterranean levels.

Rents start at $2,320 per month for a studio unit, while three-bedroom units command $4,241 or more per month, according to a leasing website.

As a condition of approval imposed by the City of Los Angeles, AvalonBay is required to set aside 53 of the apartments at AVA Arts District as deed-restricted affordable housing at the very low-income level.

The building features a modern exterior, pulling from the industrial surroundings of the Arts District with finishes including cement panels, concrete, and metal. Setbacks and insets are used to create terrace decks and other amenities for residents interspersed throughout the property. A former freight rail spur at the rear of the site has been converted into a landscaped paseo.

While the project may be isolated for the time being, new neighbors are in the works. The property sits directly south across Industrial Street from a vacant site slated for the construction a similar mixed-use housing project from Camden Property Trust. Likewise, new film production facilities are in the works at Alameda Street's nearby intersections with 6th, 7th, and 8th Streets.

AvalonBay has previously developed AVA apartment buildings in  Little Tokyo and Hollywood, and is also planning a 154-unit housing complex in Monrovia. Recently, the developer has secured the rights to build hundreds of apartments on publicly-owned sites including the West L.A. Civic Center and the former Marine Corps Air Station in Tustin.
