The project, located at 12803 Washington Boulevard, consists of a five-story building featuring 37 apartments - including three very low-income affordable units - above 7,200 square feet of ground-floor retail space and a parking garage.

According to a leasing website, the project includes a mix of one-, two-, and three-bedroom floor plans.  Rents for the market rate apartments start at more than $4,000 per month.

Novo Body Fitness has leased a portion of the Lucky's ground floor, according to the website.

The contemporary low-rise building was designed by Pleskow Architects.

The Lucky is named for Elias "Lucky" Baldwin, an entrepreneur and real estate developer whose 19th century holdings included the modern day communities of Arcadia, Monrovia, Sierra Madre, and Baldwin Hills.  A motel owned by Baldwin once stood at the current site of the apartment building.

Tooley Interests, which is based in Santa Monica, is planning a larger housing and retail development in Hollywood.

The Washington Boulevard site is located just west of the former site of a 99 Cents Only Store, which was destroyed by a fire in 2019.  That property is also slated for redevelopment with housing and retail.
