With completion imminent for the Fourth & Traction development, Hudson Pacific Properties is now ramping up construction for its second Arts District office complex.

The latest project, named for its adress at 405 Mateo Street, is reactivating the 1924 Maxwell Coffee Building with approximately 56,000 square feet of office space atop ground-floor commercial uses.  The building's historic architectural features - including wood-stamped concrete ceilings, a brick facade and oversized windows - will be preserved under the design by Ware Malcomb.

HPP has also razed a one-story warehouse at 1003 E. 4th Place, and is now beginning foundation work for an eight-story structure in its place.  This component of the project - designed by Architects Orange - will consist of ground-floor retail space and a 210-car parking garage, capped with 33,000 square feet of offices across two floors.

The property's third building - a one-story warehouse at 1019 E. 4th Place - is being retained as commercial space.

While development in the Arts District has been defined by adaptive reuse projects in the past, 405 Mateo is neighbored by a number of proposals for ground-up buildings.  A block east at 520 Mateo Street, developer Carmel Partners has filed plans with the City of Los Angeles to construct a 13-story tower featuring apartments over commercial space.  West at 4th and Hewitt Streets, an 11-story office building and a 93-unit live/work building are also in the works.
