Social media posts by the Los Angeles Department of City Planning have unveiled renderings for Maker Place, a proposed small lot development in Frogtown.

The project, slated for a one-acre site at 3022 N. Coolidge Street, is considered the first small lot project to utilize the state density bonus law, which allows relief from certain zoning restrictions in exchange for producing subsidized affordable housing.  Plans call for 30 single family residences - including two for low-income households -  and parking for 67 vehicles.

Culver City-based architecture firm Modative is designing the project, which is portrayed as a series of contemporary three-story structures.

Reports indicate that Haven Realty Capital is developing the project, which is one of numerous small lot projects in Frogtown.
