Environmental documents published by the Los Angeles Department of City Planning (LADCP) have provided a first glimpse of two multi-family residential developments planned in the Sawtelle neighborhood.
Sawtelle Terraces, slated for a .29-acre site at 1650-1654 S. Sawtelle Boulevard, would consist of a five-story building featuring 44 market rate apartments and four affordable housing units. Plans call for a mixture of studio, one- and two-bedroom dwellings.
According to renderings from architect Sam Ghanouni call for a 56-foot tall structure clad with cement plaster and dark gray zinc panels. The building would stand atop three basement levels with parking accommodations for up to 77 vehicles, and feature a 4,888-square-foot rooftop deck with landscaping and fire pits.
The project is being developed by Nayssan Properties, a Los Angeles-based firm specializing in residential development.
Sawtelle Terraces is scheduled for consideration by the Los Angeles City Planning Commission later this month. Planning staff have recommended the approval of the proposed development.

Two blocks south at 1854 S. Sawtelle Boulevard, developer Wellesley Manor is gearing up to begin construction on Regents Park, a low-rise residential-retail complex.
Plans filed with LADCP call for a five-story building featuring 25 one-bedroom and live-work apartments, 650 square feet of street-fronting retail space and underground parking for 28 vehicles and 27 bicycles.

Wellesley Manor is already in the midst of construction on a similar development across the street known as the Notting Hill Apartments.
