Local developer Maxxam Enterprises has unveiled renderings for a pair of mixed-use projects in the Arts District.

The first development, which would rise one block south of the nearly-completed At Mateo complex, calls for the construction of an eight-story building featuring 185 live/work units, 15,000 square feet of open space amenities, and approximately 23,380 square feet of ground-floor commercial space.  The proposed development would also set aside 11 percent of its units for very low-income households.

Downtown-based architecture firm HansonLA is designing 676 Mateo, which would incorporate a series of articulated sculptural shapes into its facade.  Two publicly-accessible paseos would connect Mateo and Imperial Streets into an interior courtyard.

The live/work units would feature open floor plans, each featuring a minimum of 150 square feet of designated workspace.  Other project components would include a rooftop swimming pool, a lounge and arts and production space.

The building would sit atop a three-level underground parking structure - with 20 percent of the spaces dedicated to electric vehicle charging.

The second development, also designed by HansonLA, is slated for a property at the corner of 5th and Seaton Streets.  Plans call for another eight-story building, containing 220 live/work units, 23,000 square feet of open space amenities, and 44,530 square feet of commercial space on the first and second levels.  The property would set aside 11 percent of its units for very low-income households, and accommodate retail, restaurant and creative office uses.

As with its counterpart at 676 Mateo, plans call for an open-air plaza and paseo connecting an interior courtyard to the surrounding streets.  Additional features will include a fitness center, a recreation room, a rooftop pool deck and a resident art gallery.

Parking would be provided on three basement levels, with 20 percent of all spaces designated for electric vehicle charging.

Construction timelines have not been revealed for either project.

Data Center Planned for Parking Lot Near Union Station Terminal Annex

A large parking lot next door to the Union Station Terminal Annex Building is slated for development as a data center. CoreSite Realty Corp., a Denver-based owner and operator of data centers across the country, is behind the proposed development, which would raze the parking lot at 900 N. Alameda Street for the construction of a four-story, 93-foot-tall data center with nearly 180,000 square feet of floor area.
