One year after our last update, the stucco exterior of a new mixed-use apartment complex is now complete at the intersection of Sepulveda Boulevard and Manchester Avenue in Westchester.

The project, which stands on an L-shaped property at 8521 Sepulveda Boulevard which was previously home to a Grinder restaurant, consists of a six-story building which will feature 87 apartments above an 82-car garage and approximately 900 square feet of ground-floor retail space.

Los Angeles-based Caladan Investments, the developer behind 8521 Sepulveda, entitled the apartment complex using Transit Oriented Communities incentives to allow a larger building than zoning rules would otherwise permit. In exchange for the incentives, eight of the apartments will be set aside as deed-restricted extremely low-income housing for a period of 55 years.

Lahmon Architects is designing the contemporary podium-type building, which will include a pair of rooftop amenity decks.

The project is the latest in a recent series of new multifamily developments in the Westchester community, including an under-construction project from Sandstone Properties and a recently-completed apartment building by the Hanover Company.  Fairfield Residential and Cityview have also entered the ix, with plans for a 362-unit complex next-door to Dinah’s restaurant and a 441-unit development 6136 W. Manchester Avenue, respectively.
