In the Sawtelle neighborhood, the frame of a mixed-use development is now rising at the corner of Pico Boulevard and Federal Avenue.
The project, which replaced a small commercial building, will consist of a four-story building containing 21 apartments atop roughly 600 square feet of ground-floor retail space and 12 parking stalls. Two of the apartments will be set aside as affordable housing, according to city records.
Plus Architects designed the contemporary podium-type building, which will include a rooftop amenity deck and a rear-facing patio on its second floor. Renderings depict the building with an exposed staircase facing Pico Boulevard.
The project's developer is listed as an entity managed by investor Kayvan Naimi, the owner of the Santa Monica Chrysler Jeep Dodge Ram car dealership. Naimi is also behind plans for a similar mixed-use development on Santa Monica Boulevard.
The Pico Boulevard site, located midway between Metro's Expo/Sepulveda and Expo/Bundy light rail stations, also sits within walking distance of several similar mixed-use projects.
