South Park's high-rise construction boom has officially jumped the Harbor Freeway.

Yesterday, plans were filed with the City of Los Angeles for a new development which would replace a motel in City West with a mixed-use tower.  The residential-retail complex - slated for a .76-acre site at 1135-1147 West 7th Street - would feature 223 market rate residential units, 18 affordable housing units and roughly 6,900 square feet of ground-level commercial floor area.

Although records from the Department of City Planning do not specify the exact height of the proposed building, permit applications previously filed with the Department of Building and Safety indicate that the tower would rise 24 stories.

A series of architectural renderings seen in promotional materials from real estate brokerage CBRE portray a modern glass tower above a 352-car parking garage.  The website of Kilograph, a visual design studio, refers to the proposed development as "the Seven."  The project's architect is listed as American General Design, a Pasadena-based firm which specializes in architectural and structural design.

City records list the project's applicant as Pangea Development, a limited liability corporation.  Further details about the development, including its budget and timeline, are currently unknown.

If completed, the proposed tower would become the first new high-rise building in City West since the completion of 1055 West 7th Street in 1989.

20 Townhomes Planned in Inglewood

The project would rise from an L-shaped site near La Brea Avenue.

In Inglewood, a local developer has filed plans to construct townhomes just west of La Brea Avenue. The proposed development, slated for an L-shaped property at 113-133 W. Plymouth Street, would replace 11 existing single-family residences with 20 three-story townhomes above a basement parking garage.
