A proposed mixed-use development near Century City has been retooled for additional height and density through Los Angeles' Transit Oriented Communities guidelines.

Located at 10604-10612 W. Santa Monica Boulevard, the project from developer Premier Westwood was originally planned as a five-story edifice featuring 24 apartments - including three units of very-low-income housing - above 625 square feet of ground-floor retail space.  After being refiled last year through the TOC program, it is now envisioned as a slightly larger six-story edifice that would include 28 total apartments and the same three-unit extremely-low-income housing component.  Plans for ground-floor commercial space have been cut from the project, which would instead provide 37 parking spaces at- and below-grade.

Uriu & Associates has redesigned the building with a similar look to the original proposal.  Plans still call for an exterior of stucco, wood panels, and brick veneer.

The project is set for a hearing next week at the Los Angeles City Planning Commission on an account of an appeal by a neighboring resident.  However, the appeal was withdrawn after the project applicant agreed to design changes.

A staff report recommends that the Commission adopt the changes agreed to by the applicant and appellant.
