After a brief hiatus due to COVID-19, the Santa Monica Planning Commission is scheduled to return to work on April 30, taking up consideration of a proposed mixed-use development near the intersection of 7th Street and Broadway.

The project, slated to replace a vacant apartment building at 1448 7th Street, is being developed land owner Lee & Yen Property, LLC.  Plans call for the construction of a five-story structure featuring eight two- and three-bedroom apartments, approximately 10,800 square feet of offices, and nearly 2,200 square feet of ground-floor retail space.  A single basement level would also provide parking for 20 vehicles.

According to a staff report to the Planning Commission, two of the apartments would be reserved as affordable housing.  The developer would also pay approximately $159,000 in fees to support affordable housing in Santa Monica, in addition to other impact fees.

William Adams Architects is designing the low-rise building, which was described in a staff report to the Santa Monica Architectural Review Board as a modern infill development.  Renderings show a building capped by roof decks and clad in materials such as stucco, concrete, and wood panels.

The staff report to the Planning Commission recommends that the project should be approved.

Several larger developments are slated to rise from other properties near the intersection of 7th Street and Broadway, including a 65-unit apartment building planned across the street by Mass Equities, and a 260-unit mixed-use complex proposed for the current site of a Vons supermarket.
