Earlier this month, SRO Housing Corp. began site preparation for a permanent supportive housing development in Westlake.  Now, the Downtown-based non-profit has another project in the works less than a mile away.

According to plans filed yesterday with the City of Los Angeles, SRO Housing intends to redevelop a parking lot at 1218-1232 W. Ingraham Street with a seven-story building featuring 121 units of affordable housing atop a 42-car basement parking structure.

The proposed development makes use of Transit Oriented Communities affordable housing incentives, including an increase in allowable density and reductions to required open space and front-, rear-, and side-yards.

SRO Housing has applied for entitlements via SB 35, state legislation which requires cities that have not met their affordable housing production goals to offer streamlined processing to developments that meet certain criteria.  The law requires jurisdictions to determine whether or not a project with 150 units or less are eligible for streamlining within 60 days of submittal.  Projects streamlined through SB 35 are not subject to public hearings and are considered to be exempt from the California Environmental Quality Act.

The development site was previously entitled for the construction of a six-story, 80-unit apartment complex by developer Sharp Capital Group, which sold the property in 2018.

An adjacent site, currently used as construction staging for another affordable housing project, is slated for the construction of a 29-story apartment tower.
