A small commercial building in Palms could give way to a larger multi-use buildings, according to a case filing yesterday with the Los Angeles Department of City Planning.

The project site, a single 7,350-square-foot parcel at 3716 Motor Avenue, is slated for a the construction of a seven-story building that would contain 34 residential units - including four for extremely-low-income households - and one ground-floor commercial stall. 

The project was filed through the City's Transit Oriented Communities program, and requests a 70 percent density bonus in accordance with its Tier 3 zone. 

Additional details about the proposed development are currently unclear.

Motor Avenue is one of the key commercial thoroughfares through Palms, and has recently seen the rise of similar mixed-use apartment buildings.  Developer RBM of California recently cleared away buildings for the construction of a six-story, 42-unit project next to Palms Elementary School.
