A small commercial building in Palms which is currently home to Mrs. Garcia's Catering could be redeveloped with housing, according to an application submitted to the Los Angeles Department of City Planning.

The property, located at the southeast corner of Overland Avenue and Tabor Street, is slated for the construction of a six-story building containing 42 residential units, 1,000 square feet of ground-floor commercial space, and parking for 61 vehicles in one subterranean level and two above-grade levels.  Plans call for a mix of studio, one-, two-, and three-bedroom units, with seven to be set aside as for low-income renters.

Envirotecture is designing the proposed podium-type building, which is depicted with a curving stucco facade and recessed balconies.  Architectural plans show that a side yard would be located above the project's podium level, and a second amenity deck would sit atop its roof.

The project's developer is listed as investor Farshid Rayati through the entity Taborland, LLC.

The project would follow a slew of similar mixed-use and multifamily residential developments planned for surrounding properties, including "The Jagger" at 3630 Overland and a 119-unit complex at 3565 Overland.

Two additional apartment buildings are currently under construction just north of the Rayati's property across Tabor Street.
