The project, named for its location at the intersection of San Pedro and 7th Streets, would replace a small warehouse with a seven-story building that would feature 81 studio apartments in addition to supportive services, and communal amenities such as roof decks, gardens, community rooms, laundry rooms, and computer rooms. SRHT also proposes to rehabilitate an additional 19 apartments in an existing nearby building.
Of the 100 apartments created by the new development, 99 will be set aside for low-income households making between 50 and 60 percent of the area median income. Rents will be set between $614 and $956 per month. The remaining unit will be a market-rate manager's apartment.
SP7, which is budgeted at approximately $48 million, is one of the first projects to receive funding through Measure HHH. The Downtown News reports that construction is scheduled to begin in October.
Skid Row Housing Trust is also in development or pre-development for two other permanent supportive housing developments on 7th Street, both of which would be located on opposite corners of 7th and Wall Street.
