Work is scheduled to begin this month for a mixed-use apartment complex at 3170 W. Olympic Boulevard in Koreatown.

The project, which will span between Serrano Avenue and Hobart Boulevard, calls razing several small commercial and residential buildings to make way for a seven-story edifice featuring 252 residential units atop 32,100 square feet of retail space and a 311-car parking garage.  Plans call for a mix of studio, one-, and two-bedroom dwellings, of which 46 would be set aside as very low-income affordable housing.

The contemporary podium-type building, designed by Archeon Group, would be clad with a combination of stucco and perforated metal panels.  Architectural plans also indicate that the project would include amenities such as a rooftop deck and a courtyard swimming pool.

Developer Bando Dela Corp. intends to demolish the existing structures along the south side of Olympic Boulevard this month, with excavation to begin in the Fall.

The Real Deal reports that Bando Dela Corp. recently purchased the site for $20.3 million.

The project site is located across the street from a five-story, 104-unit apartment complex now being built by Jamison Services, Inc. and Zackary Brothers.  Jamison Services completed a larger mixed-use project two blocks east last year at 3060 Olympic Boulevard.
