Site preparation has begun for yet another mixed-use apartment building near the Expo Line's Culver City Station.
The latest project, located just south of Washington Boulevard at 3434 Wesley Street, will replace a vacant lot with a five-story building featuring 15 apartments, approximately 14,000 square feet of office and commercial space, and basement parking for 69 vehicles. Plans call for one unit of affordable housing at the very low-income level, as well as gallery space and a small cafe.
The building, designed by LOHA, will provide a mix of studio, one-, and two-bedroom dwellings, clustered into three horizontal bands and divided by strips of common green space. The building's facade will consist of perforated and solid metal panels.
A project applicant is listed as the Los Angeles-based entity Pine, LLC.
Construction of 3434 Wesley follows a number of larger developments surrounding the Culver City Metro Rail stop, including the $300-million Ivy Station development and a new office building that has been leased by Apple.
3434 Wesley also abuts a 3.6-acre property where Karney Properties has announced plans to construct a project consisting of 234 apartments and 45,000 square feet of ground-level retail space.
