A small apartment building could give way for a mixed-use development in Rampart Village.

Last week, plans were submitted to the City of Los Angeles to raze a century-old fourplex at 2812 W. Temple Street for the purposes of constructing a new development featuring apartments over ground-floor retail space.  Plans call for 42 residential units, as well as a single level of basement parking.

A case filing with the Department of City Planning links the project to Schon Tepler, a Los Angeles-based real estate investment firm.  The company has multiple projects in planning across the region, including a similar mixed-use building off of Eagle Rock Boulevard.

Additional details about the project have not been announced.

Three blocks west of the project site, a five-story, 59-unit affordable apartment building is also in the works.
