A rare multifamily residential development is in the works for the Rancho Park area.

Yesterday, plans were filed with the City of Los Angeles to redevelop an office buildings at 2938-2940 S. Westwood Boulevard with a six-story, 50-unit apartment building.  Plans call for a mix of studio- and one-bedroom dwellings, including five to be set aside for lower-income renters.

Entitlements for the project are south through the Transit Oriented Communities guidelines, with requests for additional height and decreases to required open space and rear-yard setbacks.

The owner of the property is listed as an entity called 2940 Westwood, LLC - the principal of which is attorney Michael Sidley, whose office is located in the building at the same address.

The project site is approximately a half-mile south of the Expo Line's Westwood/Rancho Park Station, and less than a mile from the Westside Pavilion shopping mall, which is being converted into a new office campus for Google by Hudson Pacific Properties and Macerich.
