The approximately 17,000-square-foot site, previously vacant save for an early 20th century duplex, is being developed with a seven-story structure featuring 44 studio, one, two-, and three-bedroom apartments. Plans also call for 59 parking spaces, to be located at-grade and within one subterranean level.
Plus Architects is designing 340 Patton, which will stand approximately 82 feet in height. The contemporary building will include amenities at its 5th and 6th floors, including a gym, a spa, a barbeque area, and an outdoor deck. Plans also call for a central courtyard.
A handful of similar developments are currently under construction a short distance south on Court and Colton Streets.
On the opposite side of Patton Street, the Trust For Public Land completed a nearly half-acre pocket park in 2015.
The 340 Patton apartment complex is being developed by South Park Group, the Los Angeles-based developer that renovated the Fashion District's Grether & Grether Lofts. The company is also planning a mixed-use apartment complex in the Beverly Grove neighborhood.
