A small live/work development could rise from an empty lot in Midtown Santa Ana, according to an agenda item from the February 24 meeting of the City's Planning Commission.

The housing project, proposed by Caboraca Investments, Inc., would rise from a property located at 1410-1412 North Broadway.  Plans call for the construction of a three-story edifice featuring three live/work studios above ground-level galleries and work space.

Each residential unit would measure approximately 2,700 square feet in size and contain balconies and rear-facing two-car garages - accessible via a one-way driveway off of Broadway and an adjacent alley.  A small rear yard is also planned.

The design of the proposed development is described as being of Spanish style, similar to neighboring properties.  Elevation plans show an exterior of smooth stucco, decorative tiles, wood balconies, and a clay tile roof.

The development site, vacant for more than two decades, was acquired by the project applicant in 2019.

A staff report recommends that the Planning Commission should vote to approve the live/work development.
