A triplex in Hollywood is slated to make way for a new small lot subdivision, according to documents posted by the Mid City West Community Council.

The project- which is being developed by Land Use Developers Corp. under an entity called 836 Poinsettia LLC - calls for the construction of five three-story houses at 836-838 N. Poinsettia Place, replacing the existing structure.  Plans call for a mix of two-, three- and four-bedroom dwellings, each featuring a rooftop deck and a two-car garage.

Maly Architects is designing the project, which will feature an exterior of plaster and wood panels.

The Mid City West Community Council's Planning and Land Use Committee will consider the development at its meeting next week.

The four-story building is designed by Kevin Tsai Architecture.

A small live/work development is making slow-but-steady progress in Frogtown.

The project, located on Eads Street between Blake Avenue and the Los Angeles River, will consist of a four-story edifice featuring eight dwelling units above a street-level coffee shop.
